Market conditions and improved rates of returns main draw.

Traditionally, the way to make money in real estate is to buy low, hold the property for a time to let the market appreciate, and then sell for a profit. This requires patient money and an appreciating market.

Another option is to buy below market and immediately sell for a profit. This requires the ability to find the right deal and to take on more risk, so it can quickly return a profit in any type of market.

In the second case, we’re talking about buying distressed properties. A good real estate deal will always be a good real estate deal in any market. That being said, the number of good deals has grown dramatically due to the high volume of distressed real estate coming on the market. In fact, distressed deals now make up slightly more than 30% of all real estate transactions nationally.

The current state of the Tucson investment market and the opportunities it presents are attracting many traditional “blue water” real estate investors to the more challenging side of investing in distressed properties.
