We have found that by breaking our process into a series of small steps, we will get better and more consistent results.
Here are the steps we use:
1. Get to know you and your goals and desires.
2. Develop a plan to reach your goals.
a. Determine type of real estate we are looking for.
b. Determine area we are looking in.
3. Do a Multiple Listing Search for the type of identified properties and supply this list of properties with detailed information to you.
4. Go over the list with you and identify the properties of interest to you.
5. Go out and inspect these properties physically and determine the ones you would want to own and would be willing to make offers on.
6. Discuss the pros and cons of the types of financing you wish to use.
7. Do a comparative market analysis (CMA) and a study of the tax assessor's information, so we can determine the current market value.
8. Determine prices to be offered and call the listing agents and determine the possibility of getting the offer accepted.
9. Write and submit offers on the properties most likely to accept the offer.
Note: We are doing all of this for you with some assistance from you.
After an offer gets accepted we do the following:
A. Submit offer and paper work to escrow.
B. Inspect the property and records.
C. Negotiate repairs and any other deficiencies.
D. See that repairs are done properly.
E. Submit to lender.
F. Arrange with property manager.
G. Close the transaction.
